Seventy of us met as required in the Clubhouse to learn the state of the HOA. The slides are probably going to be posted, so I will be doing some summaries.
◊ Mario Napolitano resigns as of June1
◊ Stan Suski indicates that he will not run for the Board in July.
The takeaway – Three seats need to be filled. Fresher members will be needed on the Board of Trustees. Communications will set out the procedures for nominations.
◊ The AED machine will be replaced. This is the defibrillator. The current version is located at the door nearest the gym and the kitchen and the pool exit. Many in the audience asked for CPR classes.
◊ The Clubhouse roof needs replacing. This is two years earlier than in the Falcon plan. The Trustees will select the vendor.
◊ In 2021, expenses exceeded income. This is not a problem, as reserves are ample. A big item was write-off of bad debts. In Q1 of 2022, income exceeded expenses.
◊ Questions arose on the new Pool Monitor set up. This person is not a certified lifeguard but is the checker of passes and cleanliness. Monitor will take over Mario’s old job of opening and closing the pool every day. You will swim at your own risk. Common sense and pool noodles will be important.
TRADITIONS AT NEWTON'S LANDING in Delanco, New Jersey, is an active adult community of 264 homes adjacent to the Rancocas Creek. It is situated on land which was once the Russ Farm. The 95-acre Russ Farm was part of a 430-acre tract of farmland acquired by Samuel Newton (1725-1810) in 1765.
